To qualify for the High Rebate Plan, you must establish a Buyer Representation Agreement with us before your first visit to any new home builder in Texas.

Important: You must inform the builder’s sales counselor that you are represented by us as your Licensed Realtor® (Click here)  during your initial registration at the model home. If the builder is not notified of your representation on your very first visit, they may refuse to pay the commission that funds your rebate.

We are Licensed in TEXAS only and do not offer services in other states.

Your rebate is calculated based on the Buyer Agent Commission we receive from the builder. We keep a flat fee of just $900 and pass the rest to you as a Realtor Credit.

Example Calculation: 

  • Purchase Price: $500,000

  • Buyer Agent: Commission: 3% ($15,000)

  • Rebate Daddy Flat fee : $900

  • Buyer Rebate/ Realtor Credit: $14,100

While your rebate/realtor credit under this plan is slight lesser than High Rebate Plan, Your actual savings are expected to be much higher.

Your rebate is based on how prepared and efficient you are as a buyer.

Well-prepared, serious buyers typically need fewer showings and less agent time, which allows us to operate efficiently and pass savings back to you.

How It Works

  • Most serious buyers find the right home within 20 or fewer showings
    (this includes showings, inspections, and closing-related visits).

  • When total agent involvement stays within this range, the brokerage retains 1.5%, and you receive a 1.5% buyer rebate based on a standard 3% buyer-side commission.

  • If additional time and effort are required beyond this range, the rebate may be adjusted—but never below 1%.

Example Calculation: 

  • Purchase Price: $500,000

  • Buyer Agent Commission: 3% ($15,000)

  • Brokerage Retains: 1.5% ($7,500)

  • Buyer Rebate: 1.5% ($7,500) credited at closing*

Even in higher-effort transactions, qualified buyers still receive at least a 1% rebate.

Most traditional real estate agents charge a 3% listing fee to sell your home. At RebateDaddy.com, we provide the full-service experience for Sellers —including MLS listing, and expert negotiation—for just a 1.0% of the sale price as listing fee.

At this Point we are offering Listing Services around DFW area only.

Optional services such as professional photography and staging are available at third-party cost and are paid directly by you to the vendor of your choice.

While Our brokerage is paid only when your home sells. No sale, no listing fee.

Buyer Agent Commission – Sellers typically offer a commission to the agent who brings the buyer. This amount is fully negotiable and is paid from your proceeds at the closing table. At RebateDaddy.com, we credit a significant portion of our commission back to you at the closing table. This credit is applied directly to your Closing Disclosure (CD) to offset costs like loan origination fees, appraisal costs, or prepaid taxes. It effectively reduces the amount of “cash to close” you need to bring to the table.

Yes. According to the Texas Real Estate Commission (TREC), it is perfectly legal for a license holder to rebate a portion of their commission to a party in the transaction (the buyer), provided it is disclosed on the settlement statement and approved by your lender.

Most agents charge a full commission regardless of how much work you do. we use efficient systems to lower our overhead. If you are a savvy buyer who does your own research or has already found a builder, we believe you should be rewarded for that effort with a rebate.

In most cases, the IRS considers a real estate commission rebate as a reduction in the cost basis of your home, rather than taxable income. However, since we are real estate experts and not tax professionals, we always recommend consulting with your CPA.

We do not issue 1099 to our clients

Absolutely. In fact, new construction is one of the easiest ways to earn a rebate. If you visit a model home, simply tell the builder them we represent you. As long as we are registered as your agent, we can secure a rebate for you.

None from us. Our performance fee is paid by the seller at closing. However, third-party services like home inspections, appraisals, or surveys are upfront costs paid directly to those vendors, as they are independent of the real estate commission.

Absolutely! Our Buyers’ Representation Agreement ensures you’ll receive your rebate as promised.
